Conducting feasibility studies involves testing market supply (i.e., competition) and demand (capacity), and empirically measuring the magnitude of gap within any given industry or land use sector. For example, we often test markets for gaps in senior housing, specialty stores, or office suites. If demand exceeds supply, then we also

A Real Estate Strategy is typically more complex than a relatively straightforward Feasibility Study, and involves testing the market for a variety of industry sectors like retail, housing, office space and entertainment venues. These uses are then prioritized based on their viability and the magnitude of market gap and opportunity. Based on the outcome and the quality of land opportunities, we then prepare a report that documents the methodology, results of the real estate research and recommendations. We also qualify the results to reflect the wants and needs of local residents and other interest groups. We may formulate more than one strategy to reflect various economic scenarios.

Site Location Analysis

Location Research involves screening and testing a number of alternative locations for a given land use, such as a new shopping center, and prioritizing the choices based on site attributes. The site analysis typically begins with a close study of parcel size and configuration, plus location attributes at a regional level. The location study also addresses access / egress, traffic flow, parking, walkability, land use adjacencies, visibility to target consumers, and related planning considerations. We then identify the optimal locations, and prioritize the alternatives based on their overall attractiveness for the proposed use.

Our economic analyses emphasize the importance of implementation through real estate development. As with any conventional economic analysis, we identifying unique industry sectors with sufficient demand and insufficient supply to justify adding new businesses. New businesses bring jobs, workers bring families, families increase the demand for housing and shopping choices, and the trickle-through benefits can be realized throughout the community. We also formulate a land use strategy that guides the community and developers on the placement of those new businesses.
